Sir,

I visited Padur Project (Apartments, Survey no: 451/1, Padur Village, Old Mahabalipuram Rd, beside The Gem Grove, Chennai, Tamil Nadu 603103) o[censored]rbanrise, Chennai by reference through Mr. Swaroopan o[censored]rbanrise, on 26.1.2021.

The sales team, Mr.Moses, Sales person, and Mr. Dharmendar, Sales officer, forced me to pay Rs.one lac as token advance though I told I didn’t have money, and at last they made me to pay Rs.40000 (credit card payment) as token advance against flat no.H1115 in Padur, Project. The very next day, I informed them to cancel the booking due to personal reasons, and requested to repay Rs.40000/-. I have several times requested Mr.Moses and Mr.Dharmerder through whatsapp and personal calls. Later they informed me that I should write to Mr.Sivasankar, CRM in Kotturpuram office, chennai, who can only process my refund request. As the CRM didn’t respond to me email, dated 5.2.2021 (sivashankar.[protected]@urbanrise.in) I managed to talk to him over phone. But the CRM told he didn’t have any papers forwarded from Sales office and approach Sales team again requesting them to send the approval for cancellation. As per his guidance I wrote a detailed letter to Mr. Dharmendar, through Mr. Moses, email id (on 6.2.2021 @mosesraja.[protected]@urbanrise.in as Mr. Dharmender refused to give me either his phone number or email id). All my efforts all these days around 100 days, Sales team didn’t respond to my calls.

Again I met Mr. Sivashanakar and Mr. Vignesh of CRM team and they assured me that they would approach the Sales Team and get the approval. But it seems the Sales Team don’t respond to their request too, and so the CRM is now asking me to get the approval from Sales Team., else refund process won’t be initiated by them.

I regret to say that shuttling the customers from CRM to Sales Team and back is totally unfair, on the part o[censored]rbanrise. Moreover the sales team have never booked the flat H1115 in my name but collected the token advance of Rs.40000/-, never gave a receipt for the amount paid too, even after my cancellation of booking, don’t bother to intimate the same to CRM, to process my refund request, also.

Since
i) Urbanrise just collected the amount of Rs.40000/-
ii) never took any initiative to book the flat H1115 in my name
iii) booked the same flat H1115 in just a couple of days to another person by collecting Rs.1 lakh.
iv) since its almost 100 days over (from 26.1.21)

I request the competent authority to look into the matter, instruct the Sales Team to send the approval if any to CRM, and refund me within one week, the full amount of Rs.40000/-, paid to Urbanrise on 26.1.2021.
