Dear sir/madam,

I am representing my father, chilamkuri rama krishna in this email, whose home loan account number with andhra bank is [protected].in order to raise a complaint, i would like to explain what has happened to us till date since the time of loan sanction from andhra bank as follows:

– please find the attachment for loan sanction letter that provided to us by andhra bank dated: 11/05/2010 for an amount of inr 10, 50, 000/- for 180 month duration with due date as 11/05/2025 at an interest rate of 9.75% p. A with emi amount being inr 11, 100/- per month. For about year and half, payments been made not as per exact emi amount but more or less with some late payments happened. On[protected], an amount of inr 72, 070.93 being added to the principle amount towards liability insurance. As our housing loan is a fixed period for 180 months and this amount is being added to principle, we had the first major loss leading to change in emi (Re-scheduled) to inr 14, 500/- approx. (Not sure about exact figure) and no prior intimation or notice is being received to us on this. After couple of years, we could see a major difference which shown that nothing is adjusted to principle for 3 years of payment from our end. When we approached the bank manager during that period, he was very rude & impolite and didn't given us any explanation on this which lead us to zonal office. At zonal office, we got support and able to see that the interest is being changed at regular intervals that made us dissatisfied. At that moment, on 11/12/2013; we have cleared the pending due amounts along with liability insurance amounting inr 92, 550/-. Till now, we don't have any document related to liability insurance with us.

-after clearance, the new manager who was shifted to our branch in the immediate month took our request to concern and re-scheduled the emi to original one that is sanctioned. Since that date, till today we haven't missed a single emi. About 7 to 8 months ago, again emi amount is re-scheduled where we were not informed and no notice or letter being received on the same. We came to know about this just because of the phone call from the branch manager about 6 months ago stating that our account is in overdue for payment stating that emi being changed. When asked on this, he said "systems will automatically detect and change the emi". He was very impolite, rather talked like a gunda or rowdy speaking in a way that he lent the amount to us not the bank. What kind of a manager he is? Is that the respect that is being shown to a customer of that designated person? When he was asked for explanation, he said that he didn't know anything and keep on telling us that the system is showing like that and we need to pay. As he is a helpless person who cannot resolve or even find the issue; we started to zonal office with the help of another branch manager of andhra bank who recently retired from his services and wanted to know what's happening with our account!! The only reason we cleared the overdue amount in 2013 is to keep the emi amount original. Now what is the point in increasing the emi by andhra bank without prior intimation?

– its been almost 9 and half years that we started paying towards housing loan amounting to more than inr 14 lakhs and to our surprise, not even inr 1.5 lakh is being adjusted to principle amount. When we asked on this, the zonal manager has helped us in possible ways. Took the print of interest details inquiry rates, which can be seen that also in attachment of this email; to our surprise, the roi is changed from 9.75% in 2010 to 12.25% during aug -2011 and reducing at intervals to 11.5% till jun-2015. I would like to know when did the housing loans roi went to more than 12%? Are these interest rates correct or not?

– also, when we took the report of interest calculations of about 70 pages or so; we found that there is a difference of approx inr 3.00 lakhs that needs to be adjusted to principle amount as per our calculations. We would like to hear from the higher authority of andhra bank who is responsible to be taken care of about our account totally and give us complete clarification & explanation showing us the exact outstanding amount along with the exact emi that needs to be paid for the rest of the period, as soon as possible. Hereby, i would like to approach this is in a judicial manner with official notices from our advocate, if not responded at the earliest. Also, we are going to banking ombudsmen on this if its found guilty from andhra bank in a very short time. We would like to register a complaint against the current branch manager (Madhura nagar, vijayawada) for his attitude and behaviour. Immediate action needs to be taken by andhra bank on him. Infact, he is the one who said like to give complaint whenever and wherever we want to. And he is ready to face that as none can do anything, marking his word of mouth.

My father is being ill for the past couple of months. Even after payment of emi's without stopping, the branch manager is calling my father every couple of weeks and telling us to clear the overdue amount and make the payments as per new emi. Why should we have to pay when the mistake or error is done from your end (Andhra bank)? Those who have housing loans of our other friends & family with different banks; none of them been facing any issues at any time. We were totally vexed with andhra bank & the management. This is our last and final hope to make sure that we still believe & support andhra bank with a proper resolution at the earliest.
