I have booked a flat in Amarapali Silicon City in February 2010. Details of flat are as below :
Unit No. : N601
Size – 950 sqft
Other details are as below :
– FBA (Flat Buyer agreement) has been signed in September, 2010.
– As per FBA, flat need to be handed over by September, 2013.
– In case of any delay beyond September 2013, Builder is suppose to provide penalty @ Rs. 10 per sqft per month.
– Flat is still not in ready to move position & will take atleast 4 months.
GRIVENACES
1. Please help to get penaties @ Rs. 10 per sqft tlll from Oct 13 to Dec 2014.
2. Builder is claiming to increase super area of flat from 950 sqft to 1035 sqft & asking Rs. 1.90 lacs on this account. However there is no actual increase in built up & carpet area. Builder is fooling us & also not in position to provide approved drawings. You are requested to ask the builder not to impose this unreasonable demand.

AMRAPALI GROUP – FRAUD AND CHEATER

Worst case happen with me.

I booked a 2BHK flat in Amrapali Village Phase II residential project and as per the builder, the possession is expected in year December 2010.
It has been since the first day, I showed interest to buy a property in Phase II Amrapali project, it was communicated to me by Mr. Neeraj (Marketing executive) and Mr. Atul Shukla (Bank finance Incharge) regarding the fact that the Amrapali Phase II project is approved by three banks including Indian Overseas Bank, Indirapuram Branch.

Mr. Shukla at Amrapali has given me the reference of the Branch Manager of Indian Overseas Bank, Indirapuram branch for loan processing, and confirmed that I can avail the Home Loan from them, as the bank has approved Builder’s Phase II project of Amrapali village. During the process of acquiring the legal report from the lawyer (approved by the bank) for this project, I came to know about the biggest fact that was never communicated to me that: “PHASE II PROJECT OF AMRAPALI VILLAGE NOT APPROVED BY INDIAN OVERSEAS BANK” I spent 5 months running here and there for making the payment to the Builder, but the Builder played a fraud with me.

I was amazed that how can a builder of such repute can use all such tact’s and false statement to promote/sell the project. I got the legal opinion/report for the project from the lawyer and submitted same to the IOB and was told to submit the documents/sale deeds mentioned in the legal report.

Again, I approached Amrapali (Mr. Neeraj and Mr.Shukla) for those documents and handed over the list of required documents to Mr. Neeraj. He told me that it will be available for you after some days and nobody replied back. During the follow-ups for the documents, the behavior and attitude from these guys were like if I done some crime by asking these documents from them. They did their best to convenience me to change the bank. I mean they keep on telling me that, being a government bank IOB will create all sorts of problem and will not give a loan easily (It was shocking, Government Bank is doing all sort of efforts to give loan like Loan mela, Quick Loan, Lower Rate of Interest) so why anyone should pursue from private banks like IDBI or ING Vasya. They were pushing me like they are the representative of the bank and have some personal Interest and not the representative of Amrapali. I have been tortured by the following ways by Amrapali staff: The copies of the title deeds of the property (chain of documents) were never given to me for Home Loan approvals and after repeated requests and visits to Amrapali corporate office every week, an incomplete file was given to me. Such harassment by builder is unbearable.How can a person obtain the Home Loan from any bank without submitting the title documents?
A letter confirming the expected date of possession of the property is not given ever, after repeated requests. Bank is not taking any Loan requests without this letter.How any Bank will give a Loan if the basic details are not provided by the Builder?
Since January 2009, almost every week I spent time and money in visiting Amrapali office for one document or the other and I was forced to approach the private banks for the Loan. It is the responsibility of the Builder to provide the basic documents to the customer.
Why should I take Loan from a private Bank if the same is provided by a nationalized Bank at a cheaper rate. The interst rate differs by 20 to 30 %?Why I have been told that Indian Overseas Bank has approved the Phase II, Amrapali project when it was never approved by the Bank? Now, I request all of you not ever approach Amrapali Group, who will only show you big dreams and you land up with nothing.

Your hard earned money will be used by the Builder as in my case and at the end of the day – you will neither get the flat or your money or interest or anything for the pains taken by you.

Just pass this message to as many people as you can, so that this should not happen with any one in future.

Please make sure before buying any property, because once you have paid money then you can't do anything…

I have booked a flat in princely estate flat no.904, tower-a
Four years passed but i don’t know what’s wrong with the construction. Whenever i call to their crm they start making excuses regarding the construction. It was promised 6 months ago that they will be delivering the house by august. But when i called them in august i came to know that now they will send me letter till mid nov. Whenever i called them they were ready with a new and different excuse. This is really sad . I was too excited to shift till December, but no they won’t let me shift. I don’t know want wrong with this group… I[censored] can’t complete one project then how can u promise or shift to different project. It’s very good that your group is business oriented but business cannot be runned without customer and what i am feeling is that you are losing customer and no business can run without customer… What i feel is that soon amrapali will come to an end and will have no option and scope to shift in different business as the customer with this group is really dissatisfied.. I took a review from 50 people but no one is satisfied with delivery date and the management of this group… If your group is unable to produce the things on time then please stop expanding your business and try to concentrate on remaining customer or soon a day will come when amrapali will become a history like bpl or onida…stop playing and fooling customer as u know बेवकूफ़ भी बस एक बार ही कोई बनता है॥
I know i am no one to teach u business but i am really disappointed by the services friend to invest in this co. Really disappointing.. The worst service i had with this group…
Completing the structure on time is one thing and finishing and possession is another.
I do not think company at all gives a damn to the customer.
Very bad company to invest in as they had interest only in making money
Pls do not buy from amrapali…we have already wasted our money

I was working in amrapali group at its Mathura(UTTAR PRADES) site named amrapali kanha as a civil engineer.i resign at date 13.02.2010.my january & february 2010 month's salary holded by company without assigning any reason.now I am in libya in D.S.Const. company.i ask to amrapali group to give reason for holding my salary but no reply is coming.
i request you to help me for getting my holded salary.

Attempt on life of the residents" Another men made taragady awaiting like bhopal"
We have paid Lacs of rupees in order to looking for a Good residential socity where we can Live safely.

After mooving in to Amrapalii village, I found it is same or more dangerus then walking in the middile of the highway with heavy trucks moving down.Thugh the qulity at the flat is the poorest it is safer then the common areas of the socity.
As soon as I moove out of my flat, water logged on each floor makes it slipery, Poor desgin problem that as soon there is light showers the basement as well as the Ground floor outside area gets flooded.

Up to this the things seems to ok(though it is not the value for your money) but now there are the things which makes you think that the builder and his maintenence department are having a serious attempt on residents life.

Operational gym with electrical equipment gets flooded and while peapole using it,Water flow direct on the electrical pannels of whole the socity, swimming pool not fully drained cousing risk of dengue,similary dirty water in all different part of Amrapali village.Even in operational lift the water is dripping from the top, and even after complaints nobody looks at it.these are one of few things which show that the builder do not want to solve this problema and putting life at risk that too of those people who have given them theare earning/savings of life.

I request those who are interested in byuing property with Amrapali group(just beacuse they have attractive grafics in there brocher or may be having Dhoni for ads).It is my humble request that they Should just visit the existing Socities of Amrapali in indirapuram and then take there disicion.

I booked Amrapali centurion park low rise 1675 sq ft in last year for 70l and now they are selling same size in same avenue for 58 L only . pls advise me what should I do ? Can a builder decrease flat rates for under construction property ? Should I go legal as they are not giving me any credit for the reduced rates and asking me to pay full 70 lacs…

I have booked a flat in Amrapali Smart City,noida in APRIL-2010, I have paid Rs 1.80 Lac as booking amount.But builder is not giving allotment letter.Other project started by amrapali group, got allotment letter.As we got news that this plot on which smart city is going to construct having some legal problem and yet not approved even though they have sms to every buyer for allotment letter but after signing on ERP 20 days back still not they have provided allotment letter.Can some one from Amrapali will give the status on this.

This message is for all indians including nri's who are planning to buy flat in amrapali specially in amrapali zodiac located in sector 120 noida. I would never suggest anyone to purchase any property or flat in amrapali. They are just ridiculous and make a place to live. I was really happy when i used to live on rent in 1 bhk rather than living in 3bhk as its doesn't give me feel now that i own this flat. The cement, material, quality they have used is just third class even worse than the worst.

My full flat had been flooded with water twice as some labour chocked main drainage pipeline and the water was actually coming from the joints. Moreover, whenever i wanted to hang painting on wall, i actually couldn't because while making a hole in brick wall i got all wall material in my hand and i could see that they actually used soil in heavy quantity and they didn't even use appropriate cement to make walls stronger. All holes had been filled by them with pop not with cement.

This is not a end of story. Recently some amrapali labour was working in the next flat and when i entered in my flat i saw a big hole that had been created by them (Thank god i haven't done such interior works yet). I wasn't surprise with the cheap material they have used but i was very shocked that this is how amrapali work that they can't even let their residents live with peace. Everyday there is new story. Here are some pictures i want to share with you.

Please please please save your money and do not invest or buy property in amrapali.

Dear Friends,
I have booked 3 BHK flat in Amrapalli Smart city( Noida Extension) in April 2010.
I got the agreement by Jan'11.
mean while , Hon'able Allahabad High Court order cancelled the ownership of land in Shahberi village.
As this project, fall in Shahberi village., the builder shifted us to Amrapalli Dream valley some 2.9 km away from the earlier site.

Till date, there is no clarity, when the Builder will be able to start the construction process.
Amrapalli dream valley project is still not bankable.

My dream of owning a home , still remains a dream ….in Dream Valley.
Let's all people who have been shifted to the new site should unite and put pressure on Amrapalli to give us the information on land ownership, Project bankable date, bank names who are providing the home loan e.t.c.
