Madam / Dear Sir

I had booked a 1575 Sq. Ft. residential unit no. 304, Tower L, Phase II, under cash down payment scheme, in one of the ongoing project of M/s Amrapali Group i.e. “Amrapali – Heartbeat City 2, Sector 107, Noida through Investor Clinic on 7th October 2011. At the time of booking, the company had promised me for a complimentary 2N + 3D trip to Singapore for a couple. The scheme was also advertised in various newspapers.

As far as my payment schedule is concerned I had kept my promise and paid all my commitments much before the scheduled dates as mentioned in the Agreement.

Repeated requests were made to the concerned officers at Amrapali Group & Investor Clinic through mail, telecom and personal visits, for providing me the singapore trip, the company offered and promised to me but all in vain.

Through this mail, I request you to kindly sort out my issue.

I know, we have mentality to trust on own experience and that is the reason behind these fraud builder are able to sell their flats even though their track record was stamp as a cheater from the start. Never buy Amrapali Flat at all in any circumstances. This is my own assessment for this builder and it is not that I am saying this because I have any personal interest in it. In-fact, I am saying this because, I don't want innocent and common people like us trapped in these builders.
See the Facts
Service Front
– You don't expect any promise whatsoever small or big done by this builder could be completed at all
Behaviour Front
– No Manner, professionalism or any kind of interaction who comes under behaviour of an Employee taught to anybody in this company. Whoever and whatever is the position, doesn't matter. You discuss with Director, GM, DGM, Mgr who ever you will get feeling like, it is the company runs by few goons with white collar dress
Quality Front
– Go and visit any site, Either ongoing or delivered and discuss the real buyer, you will get feedback for Quality. My Assessment is worst in Quality based on my experience
Now, You take your decision, since at last this is your property, your money and your future

worst society ever!! .maintenance staff is unskilled with no degree(only diploma holders),never listens to anay complain.few examples that will show how they treat flat owners
1. a/c not working in both club and jym.
2.billiards table is broken(never repaired) reason being they dont know who did it(why no one is there at that time,where is guard.
3.swimming pool never filtered(inner and outer filters not working,steam not working,no light inside pool in-fact open wires are scrambling with their inner wire open.
4.no playground for children to play.
5. when someone enters society ,guard does not check his id ,dont call flat owners whether UNKNOWN PERSON IS ALLOWED OR NOT.
6.WORST SOCIETY TO LIVE IN .

It seems that you really understand my problem and seriously instructed site authority to help me for my issue, but when I visited Site Office and discussed with Mr. Niyaz, it shows that you haven't even informed him about my issue. When I asked, does you have got any instruction from Pradeep Khanna/Corporate Office and shall I expect any support for my problem? His initial reply was, Who are he to instruct me. And again the same story started that when we will received material, your work will be completed. After sometime discussion, he again told me that he will try to do, but he is unable to share any concrete plan for me.
Anyway, I got to know that, what are the major work pending in my flat as of now
– UPVC Window + Glass
– Kitchen Counter
– Kitchen Modular
– Bathroom Window
– CP Fitting
– Wooden Flooring
– RO
– Wardrobe
– Kamode
– Room Gates
As per C-Tower handling Incharge ( Mr. Mrityunjay ), If I will make available first two items for C-306 Flat, he can finish other work within a week.
So, I am Expecting Mr. Pradeep you or any authorise person from corporate office can please help me in managing these items for my flat on urgent basis ?
If you can do so, it would be great help for me and hopefully it solve my current issue since in that case I could able to manage flats by 22nd May

7. All your dues cleared today, though not convinced with the demand letter made to me, in expectation that you will complete my flat and handover to me as early as possible. Hope you will maintain your timeline written in intimation letter professionally, which save my some financial losses.

Please share me the following documents
– Detailed Payment report
– Breakup in payment like, how much I have paid as a delay patently with detailed report.
– How much you have paid me as delay patently, and if there is period for that you haven’t paid, please share me the written document with proper reason
– Please share me the all approval letter given from Noida authority to you for C-Tower ( NOC for Tower C Possession)
– Also, if my payment delayed you put me penalty, why the same is not for your delayed payment for Penalty. Please share your view.
I am expecting your reply and original document through the post also for the same.
As we discussed, you want 2 days for this, so I am expecting your reply mail and letter by Friday/Saturday.

Hello,

After Noida Ext row is sorted out, the builder started work and all other banks started disbursement of loan for the said project. However HDFC (I have loan from HDFC) and LIC still not disbursing loan.

Reason being, Amrapali have not paid and not paying regular installments to Noida authority.

Unless it is paid, we are not sure that the project will ever be completed. Our money is stuck. There are 50 odd home buyers suffering.

I got NOC from Amrapali after final payment and provided the same to Amrapali castle society for final possession. But now its over 5 months and they are not ready to give possession.. Society is saying head office not giving them supplies so that they complete the flat and whenever we visit head office they no no this time it will get completed.. but till now nothing is moving .

Income tax raids on Amrapali group for tax evasion

NEW DELHI: The income tax department is conducting raids on real estate firm Amrapali Group, one of the biggest builders in the National Capital Region, for suspected evasion of taxes and black money circulation. The company is closely associated with Indian cricket captain MS Dhoni who is a brand ambassador for the firm while his wife Sakshi holds 25% stake in one of the joint ventures of the group.

The I-T department swoop was launched on Wednesday with raids being conducted at various premises of the group in Delhi, Noida, Greater Noida and Faridabad. Various teams of the I-T department have seized crucial documents of the company which would be examined after the raids are over.

Sources said the I-T department was tipped off about the group having allegedly circulated black money through various means and in turn evaded taxes to the tune of crores of rupees. "The raids are still on and exact details of the recovery and of tax evasion, if any, would be clear only after scrutiny of all the documents, " a senior I-T official said.

The company, however, denied all allegations of wrongdoing. Amrapali Group's CMD Anil Sharma said, "We are absolutely clean and have done nothing wrong. These raids are a byproduct o[censored]neven taxation system."

Amrapali is one of the largest groups developing residential and commercial buildings in Delhi NCR with focus on Noida, Greater Noida, Indirapuram and other East Delhi locations. According to its website, the group has completed projects spread over more than 100 acres while 30-odd projects are under construction. It is also developing townships in Bhilai and Jaipur while has recently made a foray into the hospitality sector.

Dhoni's association with the company is through one of the joint ventures where his wife has a stake. According to the ministry of corporate affairs' website, Dhoni's wife Sakshi holds 25% stake in the joint venture Amrapali Mahi Developers Private Ltd.

Dhoni is also a key figure in their advertisements for residential properties. He also figures prominently on the home page of the real estate firm's website.

I made final payment for the flat M-1103, Amrapali Zodiac on 22’Dec’2014 & also for dual-meter, as final Demand letters of even date were received by me. I received letter assuring possession of finished flat within 2 months.
It is really appalling situation at site whereby only 20% of the finishing work is done till date and even after continuous follow up, nothing has moved as yet.
I am at a loss to understand that things are not moving after six month of final payment, to whom shall I contact for explaining my plight.
Request you to please help getting the possession of my flat

Offer of possession for my Penthouse in R tower Amrapali Silicon city, Noida sector 76 was sent in August 2014 with demand of final payment however, it is not ready as of today. There is no Plaster work done or plumbing, electric, not even brick work is completed which means house is absolutely not in a condition of possession. Even the elevator is not functional in aforementioned Tower.
Offer of possession is offered when finishing work is completed, which comprises plaster, plumbing, electrical, tiles, POP, etc. Only when these heads are completed or near completion, builder sends out possession offer where owner is asked for their preference of wall colors and other options if available.
However, not when plaster work is incomplete.
What do I do with the penthouse when the elevator is not functional?
I even spoke to the site manager, who did claim the construction is as per schedule and of ‘course the penthouse is ready for possession, if needed, I should speak to someone from corporate office, which is in Sector 62 noida, which I did and Mr. Praveen (from corporate office) confirmed over email to ignore the demand letter however, when I met him after a month, he said, he only asked me to ignore the letter for a month and I should make the payment now or else it might attract interest due to late payment. When I asked him if he had any idea on the construction status to which he said he will check??? Isn’t this crazy?
Builder has sent me a demand of +1 Cr demand and no one has any idea on the construction status, be it site manager or corporate office, all they want is that I should make the payment.
My question is how a builder can send an offer of possession when flat is actually not ready for possession.
As of moment, builder is sending out possession letters and is completing only those houses for which they are receiving payments irrespective of basic amenities are available or not e.g. elevator, generator back up, water back up, etc. or as a matter of fact even if the flat’s finishing work is not even completed.
I wonder if there is any LAW to save buyers or what if we can file PIL against this builder.
Please advise.
